I've heard of hipsters and historic homes but never have I heard of this term...hipstoric homes until recently. I love how words can be mashed up together in the English language and this is another mashup...which is kind of what this is when it comes to decorating a home. A mashup of decorating styles called hipstoric homes. And what is this style? Well, listen in because we are about to unveil hipstoric homes which is an emerging decorating style on Pinterest.

#251 Big and small home office ideas

A home office was a big thing during COVID. You could not go into the office building anymore so you carved out a niche in your home. Some were lucky where you actually had a separate room for a home office. Others had to carve out a space in an open living room (like me). Let's talk about home office ideas to make your space your own.

In this episode I discuss:

Reusing existing space to create a home office

Dedicated home office space

Carving out a small space in an open area

#248 Bonus room ideas

#248 Bonus room ideas

If you have a large house and a bonus room that you don't quite know how to use, I would love to share some ideas! Bonus rooms can be tricky if you have too many things going on but it can be a wonderful space if planned correctly. So let's get into some bonus room ideas on how you can best use it in your home.

We never had a bonus room in our first home because it was a 1600 sq ft house. We had 3 bedrooms, a living room, a dining room, a kitchen, and an eat-in kitchen. There was no extra space for anything else. But in our home in New Mexico, it was over 2000 square feet and we had the same setup but it was an open floor plan all one level. There was a room that was across from the dining room and living room that had no "designation" so we had to think about how to use it. We eventually turned it into a playroom but it wasn't ideal because it was literally across from the formal dining room which was nice and neat and then you had an open room (no doors or walls) to the potentially messy playroom. We only had one child at the time so we used one bedroom as an office, the kid's bedroom and then a guest bedroom. So this extra space was just ... extra. So what do you do with those kinds of spaces? Let's talk about some ideas that might work for you depending on your status in life.

I share options on how you can use your bonus room if you have kids and options if you don't have kids (or no longer have kids).

#239 Setting expectations when staging a home

#239 Setting expectations when staging a home

Have you watched a movie trailer and expect one thing but then when you are watching the movie, it is TOTALLY not what you expected? I did that with The Bullet Train with Brad Pitt. I thought it would be funny, not the gory bloody movie that it started off as. I didn't even finish the movie! I only got through 20 minutes of it hoping it would get better.

This is the same thing that I need to work on as a home stager when it comes to staging your home. I am working on a current project with a vacant home and realized I didn't set all the expectations I should have in the beginning. This is important because then we don't have to dance around issues and wonder why someone is unhappy. And I hate it when clients are unhappy. That is why I think setting expectations with my clients when staging their home is important. They may have ideas of what you do, when in actuality, you do something else.

#238 Small living room ideas

#238 Small living room ideas

Not all of can afford a house with a GREAT room that can seat 10 people. Some of us are lucky to fit our small family of 3-4 people in the living room. So how do you make the living room feel big when it's really not? Let me share some living room decorating ideas you can use in your small living room.

Living rooms are the hub of a house next to the kitchen. We watch TV in there, take naps, play with the kids etc but sometimes it can feel small. A lot of time the furniture can play a big part in making the room feel smaller than it is. I've seen those huge sectionals or matching couch and love seat, but not all houses can fit them in comfortably. What's a girl to do? let me share some ideas on how you can make your small living room feel bigger.

#237 Three reasons why home owners don't stage their homes

#236 What is my best home staging lesson learned in 2022

#236 What is my best home staging lesson learned in 2022

Out of all the home staging tips, I know there are some great lessons to be learned. We all learn something new about our jobs and home staging is no different. From handling phone calls to the process we use to stage a home, we all learn some kind of lesson. Let me share the best home staging lesson I learned this year that you can learn from as well!

There are many great lessons to be had when staging a home. Each year, I learn something new about myself or how people think when it comes time to sell a home. In my first year as a home stager, I learned I had to measure entrances. That was a doozy of a lesson when a couch would not fit through any door such as the front door or the sliding door. Who knew that not all doors are 36 inches wide! Back in 2007, that was my lesson learned.

Other home staging lessons learned include things like, not knowing what home staging is, or that homeowners had to use rental furniture when staging their home (which is not true!). I also learned that realtors thought they have to pay for a home staging consultation. So what was my home staging lesson learned for 2022? It has to do with updating the home. Learn what small things you can do to help update your home to sell it faster.

#234 Four easy master bedroom updates under $150

We may think that we spend most of our time in the living room or kitchen, but that's not true. In fact we spend 1/3 of our lifetime sleeping in the bedroom! #217 Is luxury home staging different than staging other homes?

If your home is over 4,000 square feet and priced above $500-600K (in our NC market), then it basically qualifies as a luxury home. When it comes to staging a luxury home, is it different than staging a home priced at $300K? Let's go over that in this week's episode.

Recently, a listener asked me about staging an empty house and whether you really need it in this type of market. I shared a few episodes where I discussed staging empty houses, but it really got me thinking that I had not devoted an in depth episode on it. So here it is. Thanks Heidi for your questions! So I'm going to share 10 reasons why empty houses take longer to sell and if you have questions you want me to cover in a podcast episode, let me know via DM on Facebook or Instagram.

#206 How to create an easy spring tablescape using your decor

Spring decor can be fun to bring out and my favorite way to decorate is with a spring tablescape. Mainly because it doesn't take too much effort and you can use things that are around the house already. Some years I find some little treasures to add around the house, but I try to keep them simple and change out the spring tablescape whenever I can. Let me share some ideas on how you can create a simple Spring tablescape for your dining area.

#204 Realtors: signs your homeowner is willing to stage their home

#204 Realtors: signs your homeowner is willing to stage their home

I have a lot of realtor friends who bend over backward to help homeowners sell their house. They know their market, know what sells and will sometimes help get the house ready. Some real estate agents will take the extra step and help stage a home. Real estate agents know that a staged home sells faster and will help them close on their property listings. But sometimes, homeowners are not willing to stage their home because they are afraid it will cost a lot of money or they just don't need to do it. Today I want to talk about how you as the real estate agent can read the signs on whether your client is willing to stage their home so that you can sell it faster.

#202 Interior Home Wall Colors for 2022

#202 Interior Home Wall Colors for 2022

Interior Home Color. Some of you LOVE to add color to your home, while others like to keep it neutral. Some of you may be afraid to add color because you don't want to mess it up. But I am here to tell you that I've tried several interior home wall colors in my houses and most of the time I get it right. There are some colors that I get talked into and then regret it, but we can make it work around that color too. Specifically I am changing our bedroom color when we get back to our house in North Carolina. My husband picked a goldenrod wall color and while I was ok with it, now after 6+ years I want to change it. The goldenrod color was difficult to work with when it came to coordinating bed covers and in my mind I had a different color palette. So let's get into what color I am thinking of changing our interior home color in the master bedroom and talk about the 2022 color trends that you can choose to update your home.

#191 How do you stage your home when you're empty nesters?

#191 How do you stage your home when you're empty nesters?

How do you stage your home when you're empty nesters? There are different reasons to move out from your current home: new job or a growing family. But there are those whose family is getting smaller and I'm talking about empty nesters. Some empty nesters have houses that are just too difficult to maintain and they realize they need to downsize. The empty nesters have transformed their kids rooms into offices and other spaces because the adult kids aren't living there anymore. So when it comes time to sell, how should empty nesters stage their home? Let's get into some things you can do to help sell your home.
