An investment fund is an entity formed to pool investor money and collectively purchase securities such as stocks, bonds, or real estate. Thus, a real estate investment fund is a combined source of capital used to make real estate investments. Real estate investment funds share some similarities with Real Estate Investment Trusts in that they're both pooled sources of capital used to invest in real estate. However, there are some key differences between them, including the fact that REITs are corporations that must distribute 90% of their taxable income to shareholders to maintain their tax-advantaged status with the IRS. Real estate funds don't have to comply with those rules; thus, many earn returns for their investors via capital appreciation instead of dividend payments. In this episode, we bring on guest speaker Bridger Pennington to explain his experience with Real Estate Funds. Bridger currently serves as the founder of 3 funds focused in debt and real estate which have raised and deployed millions of dollars. Listen in!

If you have poor credit but still want to get a mortgage, adding a non-occupant co-signer to your loan can help you qualify for financing. But the decision to co-sign on a loan or add one to your mortgage isn’t one you should make without knowing all the facts. So what is a co-signer? A co-signer is someone who agrees to take on the financial responsibility of the primary borrower’s loan if they can no longer make payments, and is usually a family member, friend, spouse or parent. In this episode our guest speakers go over their experience with utilizing a co-signer and what you should know before venturing down that avenue!

Why does the current housing market feel like you are on a roller coaster ride in a fun house you might ask? Well currently there are 300,000 (ish) active listings in the US. For the market to be "balanced" we need around 1.5m. That's like walking into the grocery store and 80% of the shelves are empty. Interest rates will see 3 hikes in 2022. Roughly 1% of interest is equivalent to 10% of price when it comes to your monthly payment.

A jumbo loan is a mortgage used to finance properties that are too expensive for a conventional conforming loan. The maximum amount for a conforming loan is $647,200 in most counties, as determined by the Federal Housing Finance Agency (FHFA). Short appraisals are more common because appraisers typically use a method of valuation called the sales comparison method. This strategy is based on using sales information from the last 6 months from comparable properties to give the subject property a fair market value. When home prices increase are moving dramatically every month instead of every year, this strategy is more susceptible to having appraisals come in low.
