Mark Hamilton: How to Navigate a 1031 in Real Estate

Mark’s main focus has always been locating value-add properties in changing urban neighborhoods and then re-working them into higher-quality buildings with higher incomes, improved tenant profiles, and higher resale values.  Mark has considerable experience in partnership formations and operations, project planning and implementation, asset management and management oversight, landlord-tenant and rent-control issues, risk management, and zoning and building department matters. Before forming his own commercial brokerage and investment business in 1994, Mark worked in the San Francisco office of Marcus & Millichap, subsequently co-founding Property Resource Group (real estate brokerage) and Quantum Land Company (development).  Mark earned a B.A. with High Honors in English Literature from San Francisco State University and an M.A. in English and American Literature from Brandeis University, which he attended as a University Scholar and Fellow.  Mark is a veteran real estate investing expert, and founder of Hamilton Zanze, a real estate investment firm with a portfolio of over $4.3 billion that specializes in multifamily investments. The company is one of the nation's largest privately held multi-family syndication companies with over 20,000 apartment units under management.  Mark has really positioned himself as the expert who has seen ins and outs of multi-family investing. One of the things Mark is really passionate about and expert in is the 1031 Exchange tax program, which can be an interesting topic potentially for your listeners!

Mike is a 30 plus year real estate investment veteran. He has controlled over $285,000,000 in real estate transactions. Mike is an entrepreneur, author, real estate trainer, public speaker, and personal coach, with strong personal resilience and a deep desire to help others live an extraordinary life. Mike began as a general contractor in the Northwest Suburbs of Chicago with $5 mm in annual revenue. He sold his company and then took some time off to decide what to do next. Michael entered the real estate industry as a sales agent building a team of agents and support staff that produced over $20 mm per year in sales production. In 2005, Michael started a private equity firm, raising $18 mm in private equity and acquired $60 mm in multi-family apartments including 4,000 units in five different US markets. As part of the company’s growth, Mike built and developed a property management division that managed 7,500 units.

Mike has always believed that transparency and honesty are central to any successful business and personal life. As a result of the 2008 world economic crisis, Mike let his guard down and let his transparency slip. The impact that had on his company and its real estate holdings left him scrambling to protect the company and its investors.

Due to the market climate, he found himself in a defensive mode operating out of chaos and fear. In an attempt to protect his company’s investors, Mike had to make difficult business decisions. Some of those decisions were handled poorly. As a result of those poor decisions, the company imploded and Mike faced wire and mail fraud charges which lead to a 10-year federal prison sentence.

And liquidated all of his single-family homes.

Any degree/education will get you to Real Estate Investment

Real estate investing has been part of Brad’s life since his college days. He earned his undergraduate degree in Finance with an eye towards commercial real estate, interning with one of the premier large commercial property portfolio companies in the Northwest. He purchased his first rental property within months of graduating college, and quickly added several more.

Brad’s career includes nearly a decade with a retail and hospitality startup company in Utah, the last four as president of the organization, guiding it through incredible growth. His experience includes management of hotel and vacation property, retail and café operations, as well as the development of retail and hospitality space, and raising capital from both domestic and international investors. After moving to Texas in 2011, he began actively flipping residential properties and building a rental portfolio in Austin and neighboring cities in Central Texas.
