388: Small Retail With High Returns
For predictable and consistent cash flow, it’s hard to beat small neighborhood retail with national credit tenants. Rents are secured by some of the country’s largest corporations, and there’s very little to do to maintain these properties. Like most asset classes, it’s still highly competitive, but there are great deals in the $1 million to $5 million range that are too big for a lot of small investors, and too small for larger institutions.
